This comfortable and deceptively spacious terraced cottage is located in a quiet area of the market town of Llanidloes, offering a range of facilities within easy walking distance. This is a good, central location from which to explore the beautiful landscapes of Mid Wales. Llyn Clywedog, a man made reservoir, is just 6 miles up the hill offering sailing, walking and cycling routes and breath-taking views of rolling rural countryside. Rhayader and the Elan Valley are 17 miles to the south.

Westgate has gas central heating throughout. 4G Wifi available through a booster, for emails and general browsing; not suitable for downloading or streaming.

Ground Floor:

Porch: enclosed, with second door leading into the living room.

Living Room: a spacious room with large corner sofa, storage for books, toys, games etc, flat screen FreeSat TV, DVD player; at the far end, a dining table and four chairs. Open access to the kitchen beyond, and the staircase rises from the living room to the first floor.

Kitchen: compact, but well fitted and well equipped, with electric cooker, microwave, washing machine, fridge with 3* freezer box; adjacent large porch area for storage, with door to rear.

First Floor:

Bedroom 1: well-presented double bedroom, including built-in wardrobe.

Bedroom 2: a neat single bedroom, with built-in wardrobe and cupboards. (A pull-out single is available, can be made up as a double, but use of this additional bed makes the room very cramped.)

Bathroom: a good sized room with bath, electric shower in cubicle, WC, basin, extractor fan, heated towel rail and radiator.

Outside: to the rear is a small garden with lawn, garden furniture, utility shed with tumble dryer; the area to the rear is enclosed, but with a communal pathway providing access for occupants of neighbouring properties (so pets cannot escape, but can gain access to other gardens!).

Parking: unrestricted but undesignated parking to the front of the row of properties.

Located on the edge of the town, there are plenty of shops, pubs and restaurants within walking distance. Llwyn Clwedog for walks, picnic sites, water sports and Bryntail Lead Mine. Hafren Forest for walks and mountain biking. Severn Way and Glyndwr’s Way, national walking routes, nearby.  The coastal town of Aberystwyth is a 50 minute drive away but it is such a scenic route, with Devil's Bridge en route (famous waterfalls and Rheidol Steam Railway), that it is well worth the trip.
